My goal is to provide you the best experience possible because I CARE! I believe in the bigger picture of establishing relationships and not just completing a transaction. It’s tough to TRUST someone in this day and age and to me, that is unfortunate. I entered into this line of work because I want to provide how I would like to be treated in one of the most important purchases we can make. I attribute my public service skills from owning and running a local business in Florence for 11 years. Reputation, experience, knowledge and repeat service were and continue to be very important aspects to me. Here is what you can expect from me as YOUR agent- 1) Transparency. I will provide you with facts and insights. I am a firm believer in not making impulsive or indecisive decisions but rather talking through different scenarios before they unravel. I will inform you on what to expect, answer your questions truthfully and I will not withhold known information, good or bad. I will simply provide you with everything I know and help you make the best decisions possible while protecting your interest. If I do not have the answer to a question, I will not assume and get back to you with what I find. 2) Knowledge and experience. It is extremely important to have a Realtor® who will confidently negotiate on your behalf. I have saved my clients thousands of dollars on their home purchases because I am versed on how to negotiate with eye opening explanation to the other party. I often take continuing education courses to stay in tune with our ever-changing market and guidelines. I have learned from the best in the industry, my broker, Mike Randall. He has served this community for over 24 years as a Realtor® sold thousands of home and I earned an opportunity to be part of the team! 3) Communication. Expect timely and quick responses from me any day of the week. I continuously work because I love what I do. Untimeliness may lead to miss opportunities and dwindle negotiating power. If I have no new information or no new homes to send in your search category, still expect a text, email or phone call letting you know I am still here and continuously working with you. I will also keep you informed on where we are in the transaction even if there are no new updates. You can always expect to hear from me regardless! 4) Never overbooking, prioritizing our schedule and time. If we plan on viewing homes in person on a particular day, my time is designated to only you. I plan in advance, giving us enough time without the pressure of other tasks or obligations I may have. I always like to think outside of the box where we may have a full schedule and, on a whim, there may be another home we decide to see after our planned schedule. This is YOUR time and I am here to ensure we can make the most out of the day. If we have multiple homes to view, I will not limit you on a specific number. Some agents believe this may confuse their clients viewing too many homes in a short period of time but I disagree. It gives us comparative options and to stay organized, I will provide you with a home checklist sheet to “score” that home and reference back to. You share the properties of interest you would like to view and I determine availability along with mapping out our schedule. I will text you our route and arrival times so we stay on track throughout the day. 5) Presenting offers. In this line of work, I have found many agents simply email an offer to a listing agent and let them review it on their own. This is not how I work. When I send an offer to a listing agent, I review it with them so there is no miscommunication when that agent is explaining an offer to their seller. This tactic also shows how thorough my work ethic is and sets us apart from other offers. I always ask a selling agent what is important to their clients because if we can make our offer stronger in any way that doesn’t necessarily cost us money but instead gives them courteously, more often than not a seller appreciates the extra thought and care. 6) Expectations. I am not a complete believer in “we’ll cross that bridge when we get there”, although there are things we may not anticipate that may be on a home inspection or appraisal report, I like to explain what COULD happen and to be ready for whatever a report may or may not entail. I will share strategies on how to overcome a potential issue but still try to keep us in the best position possible, continuing to negotiate, all while keeping your best interest. For example, if we are pre-approved FHA and are viewing a prospect home that has a hole in the sheetrock or a broken glass window, this may be an issue under FHA guidelines especially if the home is being sold “as is”. I am versed with all government loan guidelines and will advise you with what we need to keep in mind while prospecting homes. 7) Strategizing in multiple offer situations. I am sure no client of mine was thrilled to potentially be entering into a multiple offer situation. This is where having the right Realtor® is extremely important. I will share strategies and suggest the best ways WE can make your offer look most appealing to a seller. You will be surprised to know items that do not necessarily cost you anything that could make a world of a difference to a seller. Of course, we will always abide by what you’re comfortable with and rest assured we’ll be confident we reached our best. 8) Reputation. Being represented by an agent who has great relationships especially with other agents in this line of work, home inspectors, appraisers, contractors, lenders, surveyors, insurance agents and closing attorneys is a strong attribute. Honesty, integrity and professionalism I believe all contribute to a great reputation. Having served the public for many years, I have established my reputation in this community and its very important to have. Agents who recognize you and your morals may share those positive experiences with their seller. 9) Empathetic. I often put myself in the shoes of another. I am an attentive listener, supportive ally, patient and try my very best to go the extra mile! Even if home ownership is not completely obtainable at this point in time, I understand and we will work on getting you there. I have a number of resources and people who can share their knowledge on helping us reach your goal of home ownership. For example, if your timeframe is not immediate or your credit is not where it needs to be in order to get the best financing rate possible, we will work on a game plan to address that. You will not be left to figure it out on your own just because you’re not “readily” available to start your home search. Remember, we’re in this together! 10) Demeanor. I pride myself on being respectful, observant and organized. When approaching or discussing a negative situation, seeing the positive in any situation and having a great attitude on life is my outlook.
